Marina & campground management

See every berth, booking, and dollar at a glance.

Blue Breeze runs your whole marina from one screen: your docks seen from above with every boat at its real size, today's arrivals, metered power and billing. Boaters book themselves on your own page, and month-end billing takes minutes instead of days.

A look at the product

Run the front desk from one live screen.

The dock map is your home screen: every slip, side-tie, mooring, and RV pad with its live status. Arrivals surface as they approach, and a tap changes a berth's state โ€” no spreadsheet, no second system.

  • See occupancy, arrivals, and what needs attention at a glance
  • Take seasonal and transient bookings on your own channel
  • Works on the phone or tablet at the dock, not just the office

Online booking

Boaters book you at midnight, from the anchorage.

Your own booking page, on your own address. A boater gives their dates and the size of their boat, and is told straight away whether a berth that fits is free, across every marina you run, and what the stay will cost with tax. Then they send a request.

A request is a request. It arrives in your reservations inbox as pending and holds no slip, so nothing leaves the market until you say yes. Approving it emails the boater their confirmation.

  • Availability answered with the same rule your staff see, not a guess
  • A full price up front: nights, moorage, power, GST and PST
  • Put the link on your website, your ads and your social posts
  • Works on a phone with a bad connection, and with JavaScript switched off

Slip efficiency

A full marina can still be half empty.

Occupancy counts slips taken. This counts metres of boat against metres of dock, which is what you actually sell. It then lists the moves worth making: boats that do not fit, small boats sitting in big slips where a snugger one is genuinely free, empty slips somebody is waiting for, and capacity tied up out of service.

  • Linear utilisation, not just how many slips are full
  • Every suggestion links straight to the slip on the map
  • A free slip is only ever offered to one boat, so the list is actionable

Billing & payments

Month-end billing in minutes, not days.

Run a billing cycle across moorage, metered power and transient stays, preview every charge with GST and PST, then issue invoices in one pass. Late fees post themselves if you turn them on, and a customer's statement goes out by email from their account.

  • Batch billing with a per-customer preview before anything is sent
  • AR aged into current, 31-60, 61-90 and 90-plus, per customer
  • No per-booking fee, and when card payments land they settle to your own Stripe account

Operations & maintenance

Keep the docks running, not just booked.

Meter power and water, log work orders against a slip, and watch insurance and registration expiries so a lapsed document is caught before the boat is. If you hire out bikes or kayaks, that runs here too: rates by the hour or the day, what is out, what is overdue, and anything damaged sent straight to maintenance.

  • Metered power and water billed straight to the customer
  • Work orders tied to the berth and visible on the map
  • A hire desk for bikes, e-bikes, kayaks and boards, switched on if you want it

Why we're building it

Most marinas still run on spreadsheets, paper, and software that feels a decade old.

Operators deserve better: one place to manage every slip and site, take bookings and payments, meter power, and see how the season is going โ€” without stitching together half a dozen tools. Blue Breeze is that system, designed with operators, for the way marinas and campgrounds actually work.

Features

Everything you need to run the dock, in one place.

Berths & moorage

Every slip, side-tie, mooring and pad on one live map, drawn from above with each boat at its real size.

Online booking

Your own booking page: a boater checks whether they fit, sees the price with tax, and sends a request that lands in your inbox.

Agreements & waitlists

Seasonal contracts, renewals for a whole season in one pass, and a waitlist that offers a berth the moment one frees up.

Billing & invoicing

Batch billing across moorage, power and stays, with GST and PST, AR aging and statements. Card payments are next.

Power & utilities

Meter electricity and water, then bill the usage straight to the customer.

Slip efficiency

How much of your moorage is actually carrying boat, and the moves that would free more of it.

Bike & kayak hire

An optional hire desk: rates by hour or day, what is out, what is overdue, and damage straight to maintenance.

Reporting & dashboards

Occupancy, revenue invoiced and collected, and a rent roll you can read without a spreadsheet.

Big marinas and small screens

A thousand berths, or a phone on the dock.

A twenty-five dock marina with a thousand berths, drawn in full on one screen

Twenty-five docks, a thousand berths, eight hundred and sixty boats. Panning and zooming stay smooth, and the drawing simplifies as you pull back so a full basin still reads at a glance.

The same overview on an iPhone: counters across the top and the dock map below

The same screen on a phone, checked on real devices: the map is visible without scrolling past the counters, and every control is big enough for a thumb in a glove.
